The secret of success when it comes to flipping houses is doing what you love and enjoy, not just flipping for the sake of making money. When you learn how to pour your heart and soul into every project that you do, it all comes through.
Devinne Bravoco and Justin Balunsat left their jobs to get into real estate full-time. Leveraging their background in the hospitality industry, they now purchase, renovate and sell beautifully designed homes. Justin and Devinne share some of these tips to help you get started as a mindful real estate investor:
Get a trusted coach or mentor to shorten the learning curve.
Stop being a know-it-all, humble yourself a little bit, and follow some people that do it better than you. A major part of coaching or mentorship is what you put into it. Therefore, you have to be coachable. That’s why real estate is not for everybody because it takes a certain type of individual.
Mentorship programs teach you more than just making money. They teach you things like money management, asset protection, creation of LLCs, self-marketing, sales, presentation, public speaking, negotiation, etc. There are so many more things that these programs can teach you if you just take what they're giving you.
Not all of them are good so you need to do your research, and you need to be a human being. Don't just send people money that you don't know about. Find someone you trust.
Have a good understanding of construction.
Learn about the ins and outs of houses or else how else are you going to evaluate your repair costs? Understand what it's going to take when you come into a rental opportunity. Be more educated and more knowledgeable about the property.
Focus on what feels good.
You're going to have so many influences as you start this journey. If you start chasing everyone's opinion on what you should be doing, you're going to have a really hard time being successful. Just be honest with yourself and do the things that make you happy.

Be smart in where you're looking. Imagine multiple houses having issues and you have to drive two hours to one, and another two to another, and then you have to drive back home.
Look at four-season rentals so you're constantly getting people in there.
Design it the right way and make it cozy and comfortable, and you will start pricing out some of the people that trash places. Pricing up means better clientele than more bookings.
Mindset is number one. You have to learn how to deal with those wins and losses.
