044: How to Become a Land Shark with Brent Bowers

When you think of real estate investing, you probably envision houses, retail space, or maybe industrial buildings. But one of the easiest ways to get started in the business is to invest in land.

Land can offer a lower barrier of entry for new investors because the costs are usually much lower, making investing more accessible to younger investors as well. Land also usually comes with less emotional attachment, making it easier to buy and sell quickly. It’s also easy to own without the ongoing maintenance required of owning homes or buildings.

In this episode of Zen and the Art of Real Estate Investing, Brent Bowers, a land coach at The Land Sharks, is with Jonathan to talk about the benefits of investing in land. After spending more than eight years in the Army, he wanted to create a way to spend more time with his family and help others. Brent began investing in real estate and quickly pivoted to land, creating a successful niche for himself that allows him to spend more time with his family and teach others to do the same.

Investing in residential or commercial real estate isn’t for everyone, and Brent explains why land can be an excellent alternative for those looking for a different way to invest in real estate.

In this episode, you will hear:

  • Brent’s thoughts on service members becoming more interested in real estate while they’re away and how having his partner on board made a huge difference

  • His experience with houses and why land has been a much better fit for him with a lower barrier of entry

  • The lack of emotional attachment to land in comparison to homes people have lived in

  • The types of land Brent buys, why he uses realtors who specialize in land, and the three steps he uses to find those agents

  • Why time is the ROI Brent wanted, and the lifestyle land investments allow him to have

  • What The Land Sharks program is and what it teaches

  • Land’s lower price point and how that can allow younger investors to get into the game

  • How self-storage can be a good step up into buildings from land investments for a tax deduction but with lower risk

  • The influence reading the book The 4-Hour Work Week had on Brent and the power of leverage

  • Grit and why it’s so important for investors

  • Code violations and tax delinquencies as easy buys
